With an area of approximately 229 square metres, this meticulously restored villa has 3 double bedrooms and 3 bathrooms, elegantly distributed over two levels.
The GROUND FLOOR boasts an open living space, which perfectly integrates into the kitchen and a sitting area with fireplace. It is also linked to a lovely dining room with an exposed brick vaulted ceiling. On the ground floor at the entrance there is also a WC and a technical/plant room.
Large windows give the space natural light and catch the enchanting sea view. In warmer months, the living area extends effortlessly to the patio, creating a charming setting for both relaxation and moonlit gatherings.
Going up to the FIRST FLOOR there are three double bedrooms, including a master suite with a dressing room and an en-suite bathroom with a large shower. All three bedrooms have en-suite bathroom facilities and all bedrooms offer equally enchanting views. The master suite opens onto the private south-facing terrace.
The staircase leads to the THIRD FLOOR ATTIC which is used for storage.
An emphasis on energy efficiency is evident throughout the property, boasting an impressive A4 rating. Triple-glazed windows, all with electric shutters and fly screens, an air source heat pump for the under-floor heating, ensure optimal insulation and comfort. The property’s energy needs are significantly met by the 6 kw photovoltaic panels adorning the roof. The photovoltaic also generates approx €500 income each year. There is also a 300 litre hot water storage fed by solar hot water panels that supply all domestic hot water needs throughout Spring to Autumn
The outdoor space, spanning approximately 2.272 square metres, envelops the villa in lush greenery and fragrant blooms. There is an olive grove, orange and lemon trees. Mediterranean aromatics, grace the garden, perfuming the air during the summer months. The focal point of outdoor indulgence is the large patio, the gazebo offering a refreshing oasis against the backdrop of the sea. A southeast-facing paved area hosts the barbecue and pizza oven, a very big stone table complemented by sun loungers and umbrellas.
Next to the main house is a very large outbuilding/garage which is used as a workshop. It could also be restored to make a lovely guest house.
The villa has been completely restored at a high-quality standard.
There is fibre connection to the house and it is on mains drainage. On the rolling hills with vineyards and olive groves, the property enjoys stunning views of the Adriatic Sea to the east side and the Majella mountain chain to the west. It is really a wonderful feeling, watching from the terrace, the sunrise from the sea or the red sunset behind the mountains.
CASALBORDINO - CHIETI PROVINCE
Just a few kilometres away from Vasto and the coast, the village of Casalbordino is situated at 201 metres above sea level, between the rivers of Osento and Sinello. It was founded in the 9th century but there are archaeological signs of an original Roman settlement. The town has many facilities and fascinating narrow streets to explore.
The local economy is mainly based on agriculture and the town is surrounded by orchards, vineyards and olive groves. Tourism, too, is very important with the Lido of Casalbordino just a few minutes away. It offers wonderful beaches, inviting blue waters, restaurants and bars. An interesting event that takes place each August is the Clam Festival with boat parades and competitions.
There are also plenty of other outdoor activities in the area including canoeing, cycling, hiking and bird watching.
