A detached house with large garden of 800m2 with building permissions (to expand the size of the house or/either building a second house). There is also agricultural land measuring 2.400 m2 which is right next to the garden, surrounded by forest and exposed to the sun all-day-long.
The property is on two levels: on the ground floor there is an open-space used as dining room and living room which is connected through an open door to the spacious and bright kitchen.
From the kitchen you can access to a beautiful terrace of 20 m2 overlooking the garden and the land with many big trees (oaks, cherries, walnuts, chestnut, maple and a few young fruit trees).
On the other side of the living room there is a door that brings you to a small toilet with sink and a separate cabin that used to be a shower. At the moment it is used as a storage room and would need some modernisation to use it again as a shower.
The second floor is made of 2 bedrooms with large windows and lots of sun light. Each room has access to a communicating balcony, on the south-east side of the house. On the first floor there is a spacious bathroom with a big shower, toilet, bidet, sink and washing machine.
There is also the opportunity to create an attic room/studio under the roof, where there’s already the predisposition for a window. It only needs a trap-door and stairs to go up.
All the windows and mosquito nets are brand new (installed June 2023).
In addition, the building is stone with an external layer of plaster which means that the house stays fresh in summer and warm in winter.
The house is ready to live in, without any urgent or structural work to do. Of course, it can be customised with little improvements for personal needs and taste.
With expansion, it provides an excellent investment opportunity to build a tourist related business.
ROCCAMORICE - PESCARA PROVINCE
Roccamorice rises on a rocky crest between the dried riverbeds of Larino and Lannella. It is at an altitude of 520 metres and is within the National Park of Maiella, renowned for its luxuriant flora and fauna. The town is also famous for the nearby Hermitage of Santo Spirito a Maiella, which is certainly worth the trip to see the impressive way the church and hermitage are carved into the rock face. The monastery is believed to date back over a thousand years.
Dotted amongst the local landscape are the many dry-stone huts or ‘Tholos’ which were mainly built in the 18th and 19thcenturies to shelter shepherds and lambs.
There are many outdoor activities to enjoy, including hiking, biking, skiing and rock climbing. All are close by.
The town has a medieval setting, with its narrow streets, and the buildings are constructed from the typical white stone of the Maiella. There are a few stores in the town together with a chemist, post office, bar and pizzeria. On Wednesday morning you can catch a local bus to Scafa to visit the wonderful outdoor market selling local delicacies and products of the area. Roccamorice has a choice of good restaurants.
